Beautiful house, renovated in a rustic style, with a large plot of land in a beautiful village in Goričko National Park - Prekmurje. The house stands on a hill, with fabulous unobstructed views to the west and north - simply inspiring. The plot lies on a gentle slope and is mostly covered with grass, which is regularly mowed. The property is located on the edge of a scattered village, with two sides adjoining a roadway and the third a neighboring plot, but the combination of the building and the land gives the impression of privacy and peace, and the surrounding real estate does not affect this tranquility. The house was built in 1987; in the years since 2006 it has been renovated and furnished in a rustic-modern style over three floors. In the basement there is a garage, which is now arranged as a room with a kitchen, a bathroom and additional rooms for storage. Road access to the garage, which is on the north side of the building, is arranged but not asphalted. The house is on the southeast side of the triangular plot, with two parking spaces in the southern corner. Beside the garage there is an open terrace, tiled in stone, and a barbecue. A wooden staircase connects this terrace to a large wooden terrace on the west side of the ground floor; this is connected to the other side of the house to provide an entrance on the south side. There is no inner staircase between the basement and the other two floors. On entering the house through the entrance on the south side of the house, the small bathroom with shower cubicle is on the right. The hallway opens onto the kitchen and living/dining room, where a staircase leads up to the attic under the roof. Everything is furnished in a beautiful rustic style with modern details. From the living room, with its dining area, one can step onto the large terrace described above: the pictures say more than any words about this beautiful property. There are two bedrooms and a large bathroom on the ground floor. Everything is beautifully furnished and the residence has a warm and cosy feeling. The staircase gives access to the attic and the Great Gallery, which is arranged as the main living room. There is access to another two bedrooms from here. The owners have personally built a beautiful garden around the house, with lovely perennials and some stone detailing. Central heating comes from a large wood stove on the ground floor. The façade of the house is covered with wooden panelling; part of the outer basement wall is stone. The roof is covered with "tegola" tiles; in some areas these are in poor condition. However, the building is waterproof and well insulated. There is a plumbing connection to the septic tank, which is sited a good distance from the house at the lowest point of the plot. Electricity is connected. There is no telephone or Internet connection, but these can be arranged. An energy certificate is ordered and will be shortly established.  The property is to be "sold as seen"; ownership is only possible upon payment of the entire purchase price. All deeds are in order! A 10% deposit must be paid to the agency's fiduciary account upon signature of the contract. The cost of taxes, translations and other real estate costs are to be borne by the seller. The cost of preparation of all sale documents by a notary or lawyer is to be borne by the buyer. Within three minutes by car you can find the nearest supermarket, post office, pub, guest house, and elementary school with kindergarten. It is a few miles by car to the Moravske Toplice thermal spa, the biggest town in the area (Murska Sobota) and the motorway. Hungary, Croatia and Austria are about 20 miles away.
