The village of Suhi Vrh, in the municpality of Moravske Toplice, is spread over a number of small hills in the Goričko Natural Park. This property is located on one of these hills, on a 15- degree slope, and it has an open view to the south. There are also other buildings nearby. The plot is square. Between the house and the public road there is a small yard, and behind the house there is a vineyard and an orchard. The house was built in 1990 with all the necessary permits. The building is square, with an entrance on the south side (facade) and three storeys (basement, ground floor and attic). The part-buried cellar is accessed via an outside staircase, also located on the south side of the building, which leads to a large summer kitchen and access to the wine cellar. There isalso a garage with established access to the road. Above the garage there is a large terrace, at least 15 m2 to 20 m2, in area, with beautiful views. Upon entering the ground floor, there is a small entrance hall. To the left there are doors leading to the bathroom and shower cubicle. To the right there is an entrance to the dining room and kitchen, as well as the terrace. The bedroom is off the kitchen. It could be quickly converted into a small living room, connected to the kitchen and dining room, with a minor reconstruction. Back in the entrance hall, there is an attractive wooden staircase leading to the attic floor. Here there is a larger room, a newly constructed smaller bathroom, with a bath, and a second bedroom with access exit to the balcony on the west side of the building. The ground floor is cooled and heated by air conditioning and a wood-burning fireplace. The bedroom on the ground floor has also an electric radiator. There is no heating in the attic. The building has its own water supply and is also connected to the public water supply. On the land there are two cesspools; the property is not connected to the public sewerage network, although it runs next to the municipality road. There is a three-phase electrical circuit and the possibility of activating telephone and internet connections. The building is damp-insulated; there is no thermal rendering on the facade. The furniture is well-maintained and in good condition. The roof is made of clay tiles and is in goodcondition. Energy class F. The owners are British. It is a few miles by car to the Moravske Toplice thermal spa, the biggest town in the area (Murska Sobota) and the motorway. Hungary, Croatia and Austria are about 20 miles away. This is an area for beautiful nature, bird watching, hiking and biking – also vineyards! The property is to be "sold as seen"; all deeds are in order!
