In the village of Selo, which is located in the municipality of Moravske Toplice and the Goričko Landscape Park, there is a plot of land for sale measuring 2,805 m2, parcel number 2587, cadastral municipality SELO. The land is located on the flat terrain of the village, which stretches across the plateau of the Goricko sandstone. It has the shape of a triangle, and on its northern edge, it borders the farmland with woodlands, on the western edge to a small building plot, and on the south border the local main road.   The building part of the land covers 26%, approximately 720 m2, the rest of the land is defined as agricultural land. The plot is flat and sunny. Based on publicly available data, the water and electricity mains are available on the plot. According to municipality documents for the construction of buildings..., the building part of the subject land belongs to part of area SK - the area of scattered construction. Interventions are possible there for residential buildings with ancillary facilities,  non-residential buildings with ancillary facilities, and construction engineering facilities... The plot is registered, and we have not detected any landmarks or stones. Sold as seen. It takes 10 minutes to drive to Moravske Toplice. It takes 15 minutes to drive to Murska Sobota or the motorway junction. Since part of the land is defined as agricultural land, it is necessary to first offer the entire land to the pre-emptive beneficiaries for purchase, upon agreement with the buyer. The offer stands at the competent UE for 15 days, and if none of the pre-emptive beneficiaries applies for the buy-out offer, there are no obstacles to the purchase of the property for the interested party. At the same time, it must be offered for purchase to the state of Slovenia under the Landscape Park Act. The latter usually does not exercise the right of pre-emption and responds with a letter of disinterest within ten days of the presented offer.
